As Lee county continues to expand eastward, Lehigh’s large lot inventory, improving infrastructure, and proximity to major employers keep rental demand steady and vacancy low. Major projects announced for East Lehigh will soon create strong retail hubs in underserved locations. 
We like Lehigh Acres for its affordability, strong rent-to-value ratios, and growing owner-occupant demand. The area provides one of the best cost-to-yield relationships in the region, allowing investors to scale efficiently.

We continue to build duplexes and select single-family homes in high-demand corridors with a focus on freeway proximity. Investors should work with Panther to truly understand fully developed lot costs (clearing, fill, well and septic) before purchasing lots. This is one of our favorite areas to invest in, but it requires local expertise and understanding as there are several pitfalls on lots that sellers do not have to disclose. Be wary of a good deal if you don’t understand the diligence process.
